How much does a 3D virtual tour cost?
When pricing for a virtual tour there are a few variables that need to be taken into consideration, and understanding how a tour is constructed will help with understanding how it is priced.
A 3D virtual tour consists of multiple 3D scans taken at points throughout a property. Each scan will be within 4 – 5 feet of the next scan until the entire property is covered to create a complete ‘walkthrough’ of the property. The scans, which are around 134Mb each in size are then stitched together in post production to create a ‘digital twin’ of the property. The resulting digital twin has a huge file size that is then hosted on the Matterport servers in much the same way as a website is.
Square footage is the baseline used when pricing a virtual tour scan, we charge £175 plus VAT to scan a basic tour with a normal density of scan points up to 1450 sq. ft. and then £0.12 per sq. ft. over 1450 sq. ft.
But other pricing factors can be involved, for example a virtual tour of a studio apartment will require considerably less scan points to produce a virtual tour than a large 6 bedroomed country manor house or a restaurant or a hotel. The intricacy of a property may also require an increased density of scan points and of course time on site.
And then there is the customisation of the tour itself. A residential property expected to be on the market for a few months may only require a basic tour whereas a restaurant may want more branding with interactive navigation menus, table menus, links to booking systems etc…
Different options can be chosen depending on the requirements of your project.
For example, a virtual tour of an empty warehouse or building may be required for reference purposes only and so won’t require branding and additional features.
Whereas a virtual tour of a restaurant, wedding venue or hotel may require branding, an advanced navigation menu, a welcome video clip, table menus etc… to help potential customers get a feel for the layout, facilities and ambience of the venue before booking.
It all depends on the unique requirements of your venue.
A basic 3D tour includes:
A scanning visit of your venue to produce:
A link to your hosted 360 3D Virtual Tour.
A short preview clip for marketing and sharing on social media.
An embed link for your website.
A 3d Dollhouse view.
Virtual Reality compatible.
Up to 5 (separate from the tour) Matterport pro camera 360 external photographs (on request).
Up to 10 ‘infopoints’ which are interactive tags for labels, menu’s, business cards, photos or links to further information.
Up to 10 high resolution photos extracted from the tour footage of the Matterport Pro camera.
Additional chargeable options include:
Branding and advanced Interactive navigation menu.

An introduction screen and welcome video to introduce your tour to new visitors.
Virtual Tour Price – Hosting
As mentioned previously a virtual tour needs to be hosted online. This allows it to be easily shared, embedded on your website, opened and navigated without the need for additional software or equipment. As with websites there are costs associated with hosting a virtual tour.
Hosting fees can vary depending upon which additional features are specified.
Rather than tie our clients into an annual hosting package we prefer to charge per month to be fair to clients that want to market a property that sells within a couple of months, compared with clients marketing a venue or hotel or restaurant that would be looking for a longer term or permanent arrangement.
